Colonial Revived
This classic 1930s Colonial was purchased as an investment property. The house was in a highly desirable historic neighborhood but the layout was in need of updating and enlarging. While the goal for the owners of investment properties is to increase value, good architectural design is key to a quick and valuable resale.
Investment properties present a unique challenge, as the design has to be generic enough to appeal to all buyers, but unique enough to stand out in the market. Applying the same skills used in custom renovations, a 700 sf two story rear addition was constructed. The addition and renovation maintained the historic character of the house and neighborhood.
The kitchen and dining were relocated to the addition and given just the right mix of classic and artsy finishes. A mudroom was created at the former kitchen; a big selling point for new buyers. A home office completes the first floor. The new second floor primary suite added much needed space and luxury for potential buyers. The trendy rustic farmhouse finishes appealed to young homeowners.
The property was sold quickly for double the investor’s purchase price and has continued to gain value. A well-designed house with value engineering and expedited timeline was key to the profitable venture.
